OK So which is it? Serious contradictions from Douglas County Assistant County Attorney , Christopher Pratt, slides from Special meeting on 3/31/2026 and contract for land trade !

The county's pushing hard on the Zebulon Regional Sports Complex—46.5 acres from the old DuPont/Chemours site—claiming it's good to go after a 2022 CDPHE conditional closure letter. But that letter ties safety to an active Notice of Environmental Use Restrictions (NEUR), banning digging or disturbance in capped zones, with no "unrestricted use" stamp. Then there's the 2023 site investigation Douglas County authorized: per CBS Colorado's October 15, 2025 article (https://www.cbsnews.com/colorado/news/colorado-county-agrees-to-land-transfer-mega-sports-complex), it found soil contamination including PFAS, lead, and asbestos-containing materials on the overlapping "Option 1" parcel for the transfer. Commissioner Abe Laydon downplayed it as just a "small section" PFAS water issue, no ground concerns—but why no full report released? Even county assistant attorney Christopher Pratt questioned in a June 26, 2025 email: "Are they aware of the environmental issues on this site?" No real answer, just approvals. The county refuses to hand over that 2023 probe details publicly—despite history showing arsenic and lead way over safe levels in spots—so which is it: truly clean, or rushed past risks for the billion-dollar sports payoff?
